Covington, Ky.-based hotel management company Commonwealth Hotels is adding a fourth hotel to its cluster of hotels sandwiched between the Kentucky Exposition Center and the Louisville International Airport.
The new four-story, 98-room hotel, at 810 Phillips Lane, will be branded Tru by Hilton, said Brian Fry, president of Commonwealth Hotels, which manages hotels throughout the United States. It will join the Hampton Inn, Residence Inn and Springhill Suites hotels.
The hospitality giant Hilton debuted the new midscale-market hotel last March. The brand markets itself as “simplified, spirited and grounded in value,” offering a build-you-own breakfast bar, table and board games, with semiprivate, sound-absorption alcoves for guests to work.
“We have been committed to the Louisville Airport market for over 20 years there,” Fry said. “We feel like this will be complementary to the hotels and really serve a market that is underserved right now — midscale market.”
While it may seem counterintuitive to place so many hotels next to each other, Fry said it actually attracts guests because they know that where there are multiple hotels, there will be more amenities nearby such as shopping or restaurants.
And “often a lender wouldn’t even look at a hotel unless there were comparable hotels,” he said.
The Kentucky Exposition Center and the recently renovated Louisville airport are major business drivers for the hotels.
“We are always looking at the economic trajectory of the market,” he said. “We are very pro-Louisville.”
The Tru by Hilton will be the smallest of the hotels on Phillips Lane; the other three are 120 to 130 rooms.
Fry said Commonwealth Hotels hopes to open the hotel in spring 2018.
The company will need the city to approve variances and waivers related to encroachments, landscape buffers and parking. The project requires 98 parking spaces, but plans call for the addition of 43 new spaces, with Tru by Hilton guests sharing existing parking with the other hotels.
The Phillips Lane hotel will be the second Tru by Hilton-branded location in Louisville. Plans were approved earlier this year for a 90-room Tru by Hilton hotel in Jeffersontown, according to city records.
In early March, Hilton officials told Hotel News Now that 180 agreements were signed to build Tru by Hilton hotels and another 400 were in negotiations.
