A look inside developer Kevin Cogan’s new apartment complex

Construction on The Vinings of Hurstbourne is expected to wrap up in March, but tenants already are starting to move into the new East End apartment development.

The 159-unit apartment complex sits at 9500 Williamsburg Plaza, just south of the busy Hurstbourne Parkway and Shelbyville Road intersection and close to Interstate 64. The development is next to a Panera Bread and in easy distance of other restaurants, retail and entertainment.

“People just want that hassle-free lifestyle,” said Alissa McClard, an area vice president for RAM Partners, the company managing The Vinings of Hurstbourne.

The complex features a pool, a clubhouse with a pool table, a lounge with free Wi-Fi, an elevator, and a fitness center with up-to-date equipment and guided workouts through WELLBEATS.

“You basically have a personal trainer, but you’re not locked down to a time,” McClard said.

More amenities will be added in the future as Louisville-based Jefferson Development Group builds out the surrounding land, according to Sally Judah, its chief operating officer.

Jefferson Development Group founder Kevin Cogan and Tennessee-based TDK Construction bought out Papa John’s International founder John Schnatter in 2015 for about $4.8 million, according to Jefferson County property records. The roughly 7.5 acres along Williamsburg Plaza already includes office buildings with tenants such as Long John’s Silvers and disability services company Cedar Lake.

Judah referred to The Vinings of Hurstbourne as a “cutting-edge urban-suburban” apartment development.

The Vinings of Hurstbourne offers apartments with one, two and three bedrooms. Each is equipped with a washer and dryer, stainless steel GE Appliances, granite countertops, luxury vinyl flooring that looks like reclaimed wood, USB charging stations and walk-in closets. The two-bedroom and three-bedroom units all come with two bathrooms.

“It’s a home,” Judah said.

Monthly rental rates start at $990 for a 598-square-foot one-bedroom unit and go up to $2,080 for a 1,506-square-foot three-bedroom unit. A monthly premium is tacked onto the rental rate for pets and for apartments on the first and fourth floors.

The Vinings of Hurstbourne also charges a flat rate for water, sewer and trash pick-up. The rate ranges from $65 a month to $85 a month depending on the number of bedrooms.

As of last week, a handful of people had signed leases for units at The Vinings of Hurstbourne, according to RAM Partners’ on-site manager Karen McClure.

A mix of baby boomers looking to downsize and young professionals are expected to fill the apartments, she said, adding that she expects March to be a busy move-in month as construction finishes.
